Repair or Replace? Here's How We Think About Boiler Services
We'll send a technician over to check the equipment and figure out what's causing the problem. We can then tell you what your boiler needs, which is sometimes less than people expect. If a $200 part fixes your boiler, that's what we will recommend. If the unit is failing in ways that repair won't solve, however, we'll say that too, and we'll explain why. We're not going to talk you into a new boiler system that you don't need, but we're also not going to leave your home with a patch job on something that's become unsafe.
Before we're able to make an inspection, we can't answer for certain whether your boiler needs to be repaired or replaced, but there are general factors that might help you sense where things are headed before you even call us.
Factors that tend to point toward replacement include:
- Age: Once a boiler passes 15 years, repairs start costing more and buying less time.
- Frequency of repairs: If you've called us (or anyone) more than once this season, that's a pattern, not bad luck.
- Serious damage: A cracked heat exchanger becomes a carbon monoxide risk, and visible corrosion can also compromise the unit's integrity.
- Rising bills: If an investigation can trace this back to a boiler running well below its original AFUE rating (the percentage of fuel it converts to heat), then this problem could be solved by installing a new unit.

What's a “Good” AFUE Rating for a Boiler?
Modern high-efficiency boilers run in the 90-98% range, meaning that almost all fuel becomes usable heat. Boilers that were installed 15-plus years ago are often down in the 70s or low 80s, which is real money leaking out through the flue every month.

The boiler you install this year should still be running well over a decade from now, perhaps for even two decades. The difference between a system that gets there and one that doesn't, usually comes down to whether it's been looked at consistently.
Our Annual Maintenance Program pairs a fall heating check-up with a spring AC check-up, as well as other inspections and maintenance care during those trips. That way both sides of your HVAC system get attention at the point in the year that they actually need it. It's a 30-point inspection each time, you'd get priority scheduling when things get busy, and there would be no overtime fees for after-hour visits. Under our maintenance plan, you would get 10% off any parts or labor if boiler repairs come up in between.
